Position Summary

As a Remote Real Estate Intern, you’ll be an active contributor in our site sourcing, financial underwriting, and deal execution process. This is not a “watch-and-learn” role—you’ll be on calls, presenting sites, and helping structure real transactions alongside the firm’s founding directors.

You’ll gain firsthand experience in:

  • Land use research and zoning compliance

  • Traffic count & site selection analysis using tools like Google Earth, Regrid, and public GIS portals

  • Billboard viability assessments across markets in the entire United States.

  • Real estate financial modeling, including NOI, cap rate, and cash-on-cash return analysis

  • Drafting investor decks, LOIs, and option contracts

  • Negotiation with landowners and city officials

  • Exposure to entitlement, easement structuring, and brokered assignments

You’ll work directly with the managing directors in a collaborative, feedback-driven environment. Expect to join weekly deal review calls, contribute to live site packages, and help advance real projects that lead to executed contracts.

Responsibilities

  • Source and evaluate potential billboard parcels using digital tools

  • Conduct zoning and city code research to assess sign regulations and permit feasibility

  • Organize parcel and site data in spreadsheets with status dashboards

  • Assist in preparing presentations, valuation summaries, and deal tracking sheets

  • Track outreach and responses from cities, landowners, and potential buyers

  • Help model deal economics using cap rate, DCF, and return-on-investment metrics

  • Participate in internal strategy sessions and shadow negotiations

Requirements

  • Current college student or recent graduate (preferred majors: Real Estate, Finance, Economics, Urban Planning, or Business)

  • Interest in commercial real estate, land development, or advertising/media assets

  • Strong communication and research skills

  • Comfortable using Excel/Google Sheets

  • Self-starter with attention to detail and curiosity to learn

  • Experience with Regrid, Google Earth, or GIS tools is a plus (but not required)
